SH Commercial covers the West London area for agency work although professional services and acquisitions are undertaken over a much wider area.

Commercial property returns continue to remain strong - for 2006 total return was 18.1% (total return includes rent and capital). This outstrips UK equities at 16.8% and Bonds at –0.1%.

Demand has driven these figures with total investment of £21billion in the first 4 months of the year slightly down on the £22.8 billion recorded last year.

The Jones Lang LaSalle index of prime deals continues at 4.5%, the level its been at for over a year now. This, however, masks considerable variation over the different types and quality of property.

The strongest demand, particularly from overseas investors remains City and West End offices where yields are between 3.5% and 4.25%. If you move down the quality spectrum yields start to increase, secondary shopping centre retail yields are 5.75% and secondary multi-let industrial units are now at 6%.

With 5 increases in base rates since last summer the forecasts are for the secondary market to remain tough.
